What a Clearwater bathroom usually needs

A beach or Sand Key condominium bathroom is a tightly constrained project: a fixed footprint, stacked plumbing shared with the units above and below, a narrow work-hour window, and an association that reasonably wants to know exactly what is happening and when. Done properly it is entirely routine. Done without the paperwork it stops on day two.

Inland the constraint is age instead. A 1970s Countryside bathroom has an original fiberglass surround, a builder-grade vanity and, behind the tile, no waterproofing worth the name. That last part is where the money should go, because it is the only part you cannot redo later without starting again.

  • The building sets the schedule

    Work-hour windows, elevator booking for materials and debris, agreed debris routes and a certificate of insurance naming the association are all set by the building, not by us. Agreeing them before day one is the single biggest factor in whether a condominium remodel finishes when it was supposed to.

  • Salt air reaches further inland than people think

    It is not only the beachfront. Island Estates and the streets backing onto the Intracoastal get enough salt in the air to shorten the life of standard hinges, slides and unsealed stone. We spec to the address rather than to the zip code.

  • Stacked plumbing fixes the layout

    In a mid- or high-rise the waste stack is shared with the units above and below, so drain positions are effectively fixed. Everything above the floor is negotiable; the drain usually is not, and knowing that early saves a design round.
