Terrazzo is the St. Pete story. It was poured as the finished floor through the 1950s and 60s and a lot of it survives under carpet, glued vinyl, or three generations of adhesive. Where the slab is sound, grinding and polishing it back costs less than a new floor and produces something better than anything we could sell you.

Cracks can be filled and, done properly, effectively disappear. We expose a test patch before you commit so you can see what your particular floor looks like rather than what a brochure looks like.
Engineered, usually — and after a moisture test. Solid hardwood glued to a Florida slab is the single most common flooring failure we get called out to fix. Engineered construction over a proper moisture barrier is the honest recommendation. If you want solid anyway we will install it, but we will tell you plainly what the risk is first.
Often yes, but the order matters. Everything has to be properly dried and the substrate sound before new finishes go anywhere near it, and rushing that is how people end up paying for the same room twice. We will walk the house, tell you honestly what is salvageable, and put it in writing before you spend anything.
