What Tampa floors usually need
Heart pine and old-growth oak in Seminole Heights, Hyde Park and Tampa Heights is the good news. It is dense, it is usually thick enough to sand even after previous refinishes, and it is a large part of what those houses are worth. We check the wear layer before quoting and tell you when sanding would go through rather than finding out with the machine running.
Out in the newer subdivisions the job is different — large-format tile or LVP over slab across a whole ground floor. There the work is in the preparation. Those slabs are flat enough for carpet and frequently not flat enough for large-format tile, and grinding or self-leveling is what separates a good install from a floor that sounds hollow underfoot.

Some Tampa floors have plenty in hand; some have been sanded three times already and the next pass would hit the tongue.

It is the step that gets skipped to win a job on price, and it is the one we do not skip.
