What Tampa floors usually need

Heart pine and old-growth oak in Seminole Heights, Hyde Park and Tampa Heights is the good news. It is dense, it is usually thick enough to sand even after previous refinishes, and it is a large part of what those houses are worth. We check the wear layer before quoting and tell you when sanding would go through rather than finding out with the machine running.

Out in the newer subdivisions the job is different — large-format tile or LVP over slab across a whole ground floor. There the work is in the preparation. Those slabs are flat enough for carpet and frequently not flat enough for large-format tile, and grinding or self-leveling is what separates a good install from a floor that sounds hollow underfoot.

What Tampa changes about a flooring job

  • South Tampa sits low

    Palma Ceia, Bayshore and the Davis Islands are in mapped flood zones. On larger projects the substantial-improvement threshold is a real constraint, and it is worth knowing before the design rather than after it.

  • Original heart pine is worth checking for

    Under the carpet in Seminole Heights, Hyde Park and Tampa Heights there is very often old-growth pine or oak with enough thickness left to sand. Bringing it back costs less than replacing it, and it is part of what the house is worth.
