One contractor, both sides of the bay
Tampa's housing stock is broader than Pinellas': 1920s bungalows in Hyde Park and Seminole Heights, mid-century ranches through Town 'N' Country, and two decades of newer construction out toward Westchase and New Tampa. Each wants a different approach, and the older ones almost always need electrical brought current before anything cosmetic happens.
The structural difference from across the bay is the one that surprises people. A great many Tampa bungalows — Seminole Heights and Hyde Park especially — sit on pier-and-beam over a crawl space, where almost everything in Pinellas is slab-on-grade. That single fact makes moving a sink, a shower or a whole kitchen layout markedly cheaper here than it is in St. Pete, and it is worth knowing before you decide what is affordable.
The other thing that separates Tampa work from Pinellas work is scale. Lots here are generally larger, ceilings in the bungalow neighborhoods run higher, and rooms are less likely to be the tight boxes we see across the bay — so layouts have more room to breathe, and cabinetry runs longer than a stock kitchen assumes.

What Tampa changes about a remodel
Higher ceilings change the cabinet run
Bungalow ceilings in Seminole Heights and Hyde Park sit well above the eight feet a stock kitchen assumes, which is why an off-the-shelf run leaves a dead strip of wall above the uppers. Stacked cabinets, a taller crown or open shelving all answer it. Doing nothing looks like a shortcut, because it is one.
Pier-and-beam, not slab
Most Tampa bungalows sit over a crawl space. Plumbing that would mean cutting and patching a slab in Pinellas can often be reworked from underneath here — which genuinely changes what a layout change costs, usually in your favour.
These are occupied houses, not empty ones
Most of our Tampa work happens in a house somebody is living in, often with the only kitchen or the only full bathroom out of action. Sequencing then matters more than raw speed: we stage the work so the room comes back in usable order rather than gutting everything on day one.
South Tampa sits low
Palma Ceia, Bayshore and the Davis Islands are in mapped flood zones. On larger projects the substantial-improvement threshold is a real constraint, and it is worth knowing before the design rather than after it.
Original heart pine is worth checking for
Under the carpet in Seminole Heights, Hyde Park and Tampa Heights there is very often old-growth pine or oak with enough thickness left to sand. Bringing it back costs less than replacing it, and it is part of what the house is worth.

Both sides, every week. We are based in St. Petersburg and Tampa is a standing part of the schedule rather than a job we take when things are quiet. It matters more than it sounds: a crew that crosses the bay twice a year prices the drive into everything, and is slow to come back for a punch list item.
Better, and noticeably so. Running new supply and waste lines from underneath is less disruptive and less expensive than cutting and patching concrete. It is one of the genuine advantages a Tampa bungalow has over a comparable house in Pinellas, and it means layout changes that would be uneconomic across the bay are often worth doing here.
Usually. Baseboard, casing and picture rail from the 1920s are not profiles you can buy off a rack, but they can be matched — milled to a sample, or built up from stock pieces to the same section. We take a sample before quoting, so the new work does not announce itself as new.
Usually. Heart pine from that era is dense, and there is normally enough thickness left to sand even where previous owners have already refinished. We check the wear layer at a threshold or a floor register before quoting, and if the answer is that sanding would go through, we will say so rather than take the job and find out.
Floors that are no longer level, framing that was never quite square, and earlier work done to a standard nobody would accept now. None of it is unusual and none of it is a disaster, but it is why we look under the house before quoting rather than pricing off a walkthrough and revising the number later.
